We realise that our landlords demand a high level of knowledge and expertise from their selected agent. They may need to be guided through legal and tax issues or just simply down to the colour of the décor. Properties need to be managed and maintained. Each of our landlords will have different requirements and we try to give the best personable service possible.

Homeowners and Property Investors have so many demands on their time; and can't always be available to handle day-to-day events connected with their property so we offer an effective management service that deals with all the day-to-day problems that can arise in rented residential properties.

We ensure that landlords comply with the large number of new rules and safety regulations governing residential lettings, as well as fulfilling their obligations under a tenancy agreement with regard to repairs. We can, on behalf of a landlord, arrange all types of repairs and refurbishments, usually at very short notice if necessary.

Where an individual landlord might have difficulty in finding reliable trades persons, we have immediate access to an extensive range of general contractors and specialists. They are competitively priced, reliable and, with a relationship that has been built up over many years, we are assured their work is of a satisfactory standard.

We will maintain constant liaison with the tenant and carry out regular inspections.

In addition we will negotiate any end-of-tenancy claim and can also arrange favourable rates on contents and building insurance.

Preparation for achieving the best possible Tenants and rent:

  • Professionally clean the property including the windows, paintwork, floors, cupboards and drawers, bathrooms and kitchens and carpets
  • Decorate in fresh light colours
  • Quality carpets of the same colour throughout. Neutral - biscuit/beige colours are popular, as are wooden floors.
  • Attractive, neutral curtains or blinds and lampshades
  • A modern kitchen. Ideally there should be a washing machine with either a combination or separate dryer, dishwasher, fridge/freezer and microwave if possible. All equipment should be in good working order and cleaned. If the property is vacant the fridge and freezer should be defrosted and left with the doors open
  • Everything, including the boiler, should be serviced before the start of the tenancy. If you have instruction booklets, make them available; if not, leave clear written instructions on how to use appliances
  • A modern bathroom with an effective power shower, modern fittings and good lighting. Tiled floors are preferable to carpets
  • Wardrobe space in the bedrooms
  • An efficient central heating system
  • The exterior of the property should be in good decorative condition and gardens should be tidy, with seasonal planting. Garages and cellars or vaults should be left empty for tenants use
  • A TV aerial and telephone line are essential
